Rio Cucharas Phase 3 HOA

The Rio Cucharas Phase 3 HOA is comprised of 198 lots in Phase 3 of the Rio Cucharas Subdivision in Huerfano County Colorado platted in 1972.  Phase 3 is surrounded by Phase 1, Phase 2 and Greenhorn Village.  The area is located a couple miles north of Lathrop State Park along County Road 504 near Walsenburg, Colorado.

Approximately 80% of the lots are vacant while some have houses, sheds, fences and other improvements.

All lot owners are automatically members of the HOA.  Dues are $35 per year due January 1 of each year.

Huerfano County requires approval by the HOA for nearly all construction including sheds, houses, fencing, and utilities.  

There are restrictive covenants.
